Poble Sec: small flats by Montjuïc to live in and to let

In Poble Sec the flats let are smaller than the city average but dearer per metre: 17.70 €/m² in early 2026. Who it suits, what the rental rules change and what to check in a building on the slope.

Poble Sec is a neighbourhood of the Sants-Montjuïc district between the Paral·lel avenue and the slope of Montjuïc, with old buildings, narrow streets and the centre within walking distance. New rental contracts here in January–March 2026 were signed at an average of 17.70 €/m² a month, against 16.89 €/m² in Barcelona, and the average flat let was 58 m², against 71 m² across the city (Generalitat, Incasòl deposits).

What the rental figures in Poble Sec show

The Poble Sec rental market is a market of small flats. The rate per metre is above the city average, and the total rent is lower, because the flats themselves are smaller.

Source: the quarterly Incasòl files by Barcelona neighbourhood on the Generalitat page, updated 13.07.2026. Quarterly values for a single neighbourhood jump around: in 2025 the rate moved from 15.76 to 17.29 €/m², so one quarter's figure is not read as a trend.

Demand is also supported by the district's population. According to the Ajuntament (city council) report on the padrón (population register) at 1 January 2026, Sants-Montjuïc is the third most dynamic district of the city over the last five years, up 6.7%.

Who Poble Sec suits

The neighbourhood suits someone who wants to live near the centre and Montjuïc park and is not afraid of an old building. The lower part by the Paral·lel is flat, with theatres, bars and the metro, and is the noisiest. The middle is residential, with the pedestrian Carrer de Blai, busy in the evenings. The upper part by the mountain is quieter and greener, but the streets go uphill, in places by steps.

For a landlord the typical tenant here is a single person or a couple: the size of the flats let suggests as much. For a family with small children the neighbourhood suits less well because of the slopes and buildings without a lift.

What the 2026 rental rules change

The general Barcelona rules apply to a flat in Poble Sec, and in 2026 there are more of them. Barcelona is in a stressed residential market zone under resolution TER/800/2024, so the rent on a new contract cannot exceed the last rent on that flat over five years, with indexation (art. 17.6 LAU, the Ley de Arrendamientos Urbanos, or urban leases act).

From 8 October 2026, Real Decreto-ley 29/2026 (BOE) made temporary letting a variety of residential letting: it needs a real, verifiable reason for a temporary move, a term of more than 31 days and, as a rule, no more than 12 months. A non-payment insurance cannot be demanded from the tenant, and the additional guarantee on a temporary contract is no more than one month's rent (art. 36.5 LAU). From 15 November 2026, Real Decreto-ley 28/2026 (BOE) extends a main-residence contract, after five (seven) years, by another five (seven), and a refusal by the owner, except in the cases set out in the law, requires compensation. Congress has not yet validated either decree. How temporary letting works in Catalonia is covered in the article on mid-term rental.

How much a small flat can earn: a worked example

Worked example, not a forecast. A 55 m² flat. According to Idealista listings for September 2026, the average asking price in Sants-Montjuïc is 4,594 €/m², that is about 252,700 € before negotiation, taxes and paperwork. At the neighbourhood's average rate of 17.70 €/m², the rent would be about 974 € a month, or 11,682 € a year: a gross yield of around 4.6%.

Now the seller shows a contract under which the flat was let two years ago for 820 €, with indexation now about 850 €. Under article 17.6 a new contract cannot be signed for more, and the gross yield falls to roughly 4.0%. That difference is factored into the price, and the calculation itself is easy to check in the calculator.

How to check the flat before the deposit

In an old building on a slope the check is longer than usual.

  1. Semi-basement or not. On a slope a flat may be a first floor from the street and a semi-basement on the mountain side: damp, ventilation and light are checked by a technical specialist.
  2. Lift. If there is none, find out from the comunidad (homeowners' association) whether installing one was discussed and how the costs are split, see a lift in an old building.
  3. State of the building. Meeting minutes, the ITE (technical building inspection) report and planned levies for the facade and roof.
  4. Documents and actual layout. Additions on the terrace and relocated bathrooms are common in old buildings; an abogado (lawyer) checks conformity before the arras (deposit).
  5. Rental history for the last five years, if the flat is bought to let.
  6. Noise. Go on a Friday evening: the Paral·lel and Blai are loud, and two blocks away it can be quiet.

When Poble Sec does not suit

The neighbourhood does not suit a family that needs a lift, a level street and three bedrooms: there is little such housing here. Nor does it suit an investor counting on tourist rental: in Barcelona that is a separate scenario and one that is closing, see tourist licences until 2028. For resale after renovation, access for the works and the gap to the Eixample price matter, and they are covered in the article Poble-sec and Sants-Montjuïc for an investor.

Questions and answers

How much does it cost to rent in Poble Sec in 2026?

According to Incasòl deposits, in Q1 2026 the average rent on new contracts was 951 € a month, or 17.70 €/m². The flats let average 58 m², noticeably less than the Barcelona average.

Is Poble Sec a good neighbourhood to live in?

For someone who wants to live near the centre and Montjuïc park and is ready for old buildings, often yes. The drawbacks: slopes, buildings without lifts and evening noise on the Paral·lel and Blai.

Can the rent be raised on a new contract?

In a stressed market zone the new rent is capped by the last rent on that flat over five years, with indexation. An uplift of up to 10% is possible only in the cases in article 17.6 LAU, for example after a refurbishment completed two years before the contract.

Can a flat in Poble Sec be let for a few months?

Yes, under a temporary letting contract, if the tenant has a real, verifiable reason for a temporary move and the term is more than 31 days and, as a rule, no more than 12 months. That is how Real Decreto-ley 29/2026 works from 8 October 2026; Congress has not yet validated it.
