Investment approach
Cerdanyola del Vallès: a flat near the UAB campus as an investment
Per Tinsa, Cerdanyola del Vallès is almost 40% cheaper per m² than Sant Cugat, beside the UAB campus. How to read demand, which station matters and what RDL 29/2026 changed for student lets.
Cerdanyola del Vallès is a town in the Vallès Occidental with 58,264 residents in 2025, next to the campus of the Universitat Autònoma de Barcelona. The average appraisal value of housing here is 2,890 €/m² in the third quarter of 2026, 11.77% higher than a year earlier (Tinsa). That is clearly below Barcelona, but university demand has to be checked separately from the price per square metre.
Who creates housing demand in Cerdanyola
Demand comes from two groups: families who work in Barcelona and the Vallès, and people connected with the campus. The second group is visible indirectly in the statistics. According to Idescat (the Catalan statistics institute) (EMEX), the town's full-year-equivalent population (ETCA, 2024, provisional) is 121.2% of its permanent population, against 96.9% for the Vallès Occidental as a whole. On average over the year there are more people in Cerdanyola than live there permanently, and the campus is the main candidate to explain it.
The housing stock, though, is family housing. In the 2021 census, of 21,726 main homes, 10,689 are 61–90 m², and only 786 are up to 45 m². Rented homes make up 18.8% of main homes, against 20.0% for the comarca (county-level district) and 23.2% for Catalonia. There are few studios to let, so the student scenario here more often means renting a flat out by the room.
Which station you need and where it goes
The town has two Rodalies (Catalan commuter rail) stations, and they must not be confused.
- Cerdanyola del Vallès, in the town itself. The R4 runs through it and crosses Barcelona via Plaça Catalunya and Sants; on the L'Hospitalet – Terrassa section trains run every 8 minutes at peak and every 15 off-peak (Rodalies, R4).
- Cerdanyola-Universitat, at the campus. This is the terminus of the R7, which goes to Barcelona-Fabra i Puig, not to the centre, every 30 minutes; from 8 to 9 in the morning towards the university, every 15 minutes (Rodalies, R7).
For a family commuting to central Barcelona, the first station is the reference. For a student tenant, the second.
What RDL 29/2026 changed for student lets
From 8 October 2026, letting for the academic year became a variant of the housing lease with strict conditions. Real Decreto-ley 29/2026 (RDL 29/2026, BOE) requires an alquiler temporal (temporary letting) contract to state a real and verifiable reason for the temporary move, and the landlord has to prove it. The term is more than 31 days and, as a rule, no more than 12 months. Congress has not yet validated the decree-law, and before deciding the wording in force is checked with an abogado (lawyer).
| Format | Key rule from 08.10.2026 | Risk for the landlord |
|---|---|---|
| Alquiler temporal for the academic year | Reason in the contract, term over 31 days and, as a rule, up to 12 months (arts. 7.2 and 9 bis LAU) | Without a reason, the contract is treated from the start as an ordinary housing lease |
| Several academic years in a row | More than two consecutive temporary contracts with the same tenant turn the first into an ordinary one (art. 9 bis.2) | The third consecutive contract gives the student the protection of a long-term tenant |
| Letting by the room | The sum of the room rents may not exceed the rent for the whole flat under a single contract (art. 17.9) | Income from rooms is capped |
| Early exit | A temporary tenant can leave after a month with 10 days' notice (art. 11.2) | An empty flat in the middle of a semester |
Rent growth between consecutive temporary contracts on the same flat is limited by the IRAV index (art. 17.8), and the additional guarantee on an alquiler temporal is capped at one month's rent (art. 36.5); see the consolidated LAU (Ley de Arrendamientos Urbanos, the Urban Leases Act). Contracts signed before 8 October 2026 run to the end of their term under the old rules, and a new contract is already signed under the new ones (transitional provision 8 of the LAU). In Catalonia there are also regional rules on temporary lets, covered in the article on mid-term rentals in Barcelona.
How to run the numbers on a flat for letting by the room
Worked example, not a forecast. A 75 m² flat at the average Tinsa valuation costs about 216,750 € before taxes and closing costs. The average rent on new lease contracts in Cerdanyola in the first quarter of 2026 is 906 € a month (Incasòl, the Catalan body that holds rental deposits); suppose the whole flat under one contract lets for 900 €. Three rooms at 400 € would bring in 1,200 €, but under article 17.9 the sum of the room rents cannot exceed the rent for the whole flat, so the ceiling is about 300 € a room. How that base is determined if there was never a contract for the whole flat is for an abogado to decide.
The practical conclusion: the premium for letting by the room, on which student calculations used to be built, is now capped by the rent for the whole flat. Assumptions about vacancy, tenant turnover and wear should be shown explicitly in the calculation, as described in the article on yield assumptions.
How Cerdanyola differs from Sant Cugat
The main difference is price and type of property. Per Tinsa, Sant Cugat del Vallès is valued at 4,809 €/m² and Cerdanyola at 2,890 €/m². Sant Cugat is a market of houses and villas with Collserola restrictions, covered in the article Sant Cugat and the Vallès for an investor. In Cerdanyola flats in apartment blocks predominate, and there the condition of the building and of the comunidad de propietarios (owners' association) decides: the checking procedure is in the piece on the owners' association.
When Cerdanyola does not fit
The town does not suit an investor counting on a student premium on the rent: after the October decree-law, rooms are capped by the rent for the whole flat, and a temporary contract cannot be repeated indefinitely. Nor does it suit someone unwilling to manage frequent tenant turnover and to document the reason for each temporary contract.
For a family that works in Barcelona and wants more space for the same budget, the logic is different: what decides is the distance to an R4 station and the condition of the building. The scenarios can be compared in figures within an investment analysis.
Questions and answers
How much does a flat in Cerdanyola del Vallès cost in 2026?
Per Tinsa, the average appraisal value of completed housing in the third quarter of 2026 is 2,890 €/m², up 11.77% over the year. These are valuations, not asking prices and not closed sales; a specific flat is checked against comparable sales.
Can a flat be let to a student for the academic year?
Yes, under an alquiler temporal contract, if it states study as a real and verifiable reason and the term is more than 31 days and, as a rule, no more than 12 months. That is how RDL 29/2026 works from 8 October 2026; Congress has not yet validated it.
How much can be charged per room?
The sum of the rents for all rooms let at the same time may not exceed the rent for letting the whole flat under a single contract. Cerdanyola is in the stressed-market zone (zona de mercado residencial tensionado) under resolution TER/800/2024, so the restrictions of article 17 of the LAU for such zones apply as well.
How do you get from Cerdanyola to central Barcelona?
From the Cerdanyola del Vallès station on the R4 to Plaça Catalunya and Sants. The Cerdanyola-Universitat station at the campus is linked by the R7 only to Fabra i Puig in the north of Barcelona.
