Sabadell: a flat in a big Vallès city with two lines to Barcelona
Sabadell is almost half the price of Barcelona by Tinsa's estimates and is linked to it by two rail lines. Prices, a worked metres-per-budget calculation, and checks of the building and the area.
Sabadell suits a buyer who needs a full urban infrastructure and more metres for the same budget than in Barcelona. According to Tinsa, the average value of completed housing here in the third quarter of 2026 is 2,447 €/m², up 10.83% in a year (Tinsa), against 4,597 €/m² in Barcelona. Two lines link the city to central Barcelona: FGC S2 and Rodalies R4.
What Sabadell is for a buyer
Sabadell is a large city of the Vallès Occidental and a housing market in its own right, not a dormitory suburb. In 2025 it has 224,589 residents on 37.79 km², almost a quarter of the population of the comarca (county-level district), which is home to 970,228 people (Idescat).
The market is mostly flats: 48% of main homes have an area of 61–90 m², and more than 120 m² about 13%. 20.8% of households rent, almost the same as the comarca average (20.0%). For a buyer this means many similar flats to compare prices against and predictable demand at a future sale, if the flat is in a convenient place.
How Sabadell is linked to Barcelona
The city has two rail exits, and which is more convenient depends on the address.
The FGC S2 line runs from Plaça de Catalunya along the Barcelona – Vallès branch to Sabadell (FGC). Rodalies R4 passes through Sabadell Centre to Plaça de Catalunya and Sants, and on the Martorell Central – Terrassa stretch on weekdays at rush hour a train runs every 8 minutes, off-peak every 15 (Rodalies, R4).
By car, the main exits run along motorways, and at rush hour the journey time grows at the entrance to Barcelona. The route is checked door to door: the walk to the nearest FGC or R4 station matters more than the name of the neighbourhood.
How many metres a budget buys
The difference in price per metre between Sabadell and Barcelona is almost twofold, and this is the city's main argument.
| City | €/m², Q3 2026 (Tinsa) | Over 12 months |
|---|---|---|
| Barcelona | 4,597 | +10.31% |
| Sabadell | 2,447 | +10.83% |
| Terrassa | 2,281 | +7.50% |
The Terrassa figures are from the Tinsa page. This is an appraised value of new and second-hand housing together, not listing prices and not transactions.
Worked example, not a forecast. A budget for the flat itself of 450,000 €. At Tinsa's average valuation that buys about 98 m² in Barcelona and about 184 m² in Sabadell. In practice the difference is smaller: in central Sabadell by the station the metre costs more than average, and large flats are less common. ITP (transfer tax) is the same in both cities: Catalonia applies a single scale.
How to choose an area in Sabadell
The city's average price says little: the centre by the Rambla, the quiet districts with houses and the post-war districts form different markets. It is easier to choose in order.
- Mark the FGC and R4 stations on the map and work out which one you can walk to in 10–15 minutes.
- Walk the street by day and in the evening: noise, parking, shops, school.
- Check the age of the building and whether it has a lift. The old centre has buildings without a lift; the post-war districts have buildings from the second half of the 20th century.
- Compare the price of the flat with transactions in the same area, adjusting for floor, lift, condition of the building and distance to the station.
- Do the route to work in Barcelona at rush hour by the transport you will use every day.
How this market looks next to Sant Cugat and where in the Vallès houses and plots work is covered in the article on Sant Cugat and the Vallès. Neighbouring Terrassa is described in detail in the article on the Terrassa market.
What to check in the building
If the building is more than 45 years old, a technical inspection, the ITE (Inspección Técnica de Edificios), is mandatory. Before the deposit, ask for the ITE report and find out whether the ordered works have been done; more in the article on the ITE.
The second check concerns the owners' community: debts and planned derramas (special levies) for the facade, roof or lift show up in the meeting minutes. How to read them is described in the article on the comunidad. Layout changes and floor area are checked against the cédula (habitability certificate) and the Catastro (the cadastre).
Who Sabadell does not suit
Sabadell does not suit someone who is looking for life by the sea or a few minutes from the centre of Barcelona: the journey takes time even with good train frequency. It also does not suit a buyer counting on a quick rise in price: the average valuations are rising, but that is the past, not a forecast.
More caution is due with flats far from stations and without parking: for travelling to Barcelona they become flats for living with a car. DNPI checks the price of a specific flat against transactions in the area as part of a property valuation.
Questions and answers
How do I get from Sabadell to central Barcelona?
By the FGC S2 line to Plaça de Catalunya or by Rodalies R4 to Plaça de Catalunya and Sants. On the R4 stretch to Terrassa on weekdays at rush hour a train runs every 8 minutes.
How much does a flat in Sabadell cost?
According to Tinsa, the average appraised value of completed housing in the third quarter of 2026 is 2,447 €/m², up 10.83% in a year. The spread between the centre and the outlying districts is large, so the price is checked against transactions nearby.
Which is better: Sabadell or Terrassa?
By Tinsa's estimates Terrassa is slightly cheaper, 2,281 €/m², and has risen more slowly. The choice is decided by work, school and a convenient station, not by the difference in the average price.
In which area of Sabadell should I buy a flat?
There is no single answer. The centre is convenient for living without a car, and the quiet districts are often cheaper. What decides it is the specific street, the distance to the station and the condition of the building.
Do old buildings in Sabadell need checking?
Yes. For buildings older than 45 years, ask for the ITE, the community minutes and information on the facade and roof, and if in doubt call in a technical specialist before the deposit.
