Tiana or a seaside town: a family buying a house with no station

Tiana sits in a valley above the coast: nearly one home in three exceeds 120 m² and there is no station. Compared with neighbouring seaside towns, the trip to Barcelona and house checks.

Tiana suits a family that accepts depending on a car in return for quiet, space and a view, and does not suit someone who takes the train to Barcelona every day. It is a village in a valley above the Maresme coast: 9,362 residents in 2025, the centre at 136 m above sea level, and 32% of main residences over 120 m², against 9% in neighbouring Montgat (Idescat). The R1 line runs along the shore, so from here you have to travel to reach the train.

What Tiana is for a buyer

Tiana is a small municipality in Maresme that lives not around a beach and a seafront but around its centre in the valley and the urbanizaciones (residential estates) on the slopes. The historic centre is compact, and around it are estates of detached houses with plots and views of the sea and Barcelona.

Homes here are occupied permanently: 90.5% of dwellings are main residences, with few second homes and empty flats. 15.5% of households rent, less than in the coastal neighbours. It is a market of owner-occupier families, where a house is chosen for the long term.

How Tiana differs from Montgat and El Masnou

The neighbouring coastal towns are on the R1 line; Tiana is higher up the valley. The Idescat figures show the difference in character between the markets.

The figures for Montgat and El Masnou are from the pages for Montgat and El Masnou. The choice between them comes down to a trade: in Tiana there is more space and quiet; in the coastal towns there is a train, a beach on foot and flats. What life is like by the neighbouring marina is covered in the article on El Masnou.

How to check the trip to Barcelona before buying

The R1 line runs along the coast and Tiana stands higher up in the valley, so a daily train journey starts with getting to the station in a coastal neighbour (Rodalies). The distance to it depends on the district and the urbanización.

The check takes one weekday:

  1. Drive from the house to the nearest R1 station at rush hour and see where to leave the car there.
  2. Drive the route to work in Barcelona at the same time.
  3. Check the buses from the specific street, not from the village centre.
  4. Drive the route to school, if the children will study outside Tiana.
  5. Work out how many cars the family will need and put them in the budget.

What to check in a house on an urbanización

A house on a hillside urbanización gives a view and privacy, but with them come the terrain and shared obligations.

  • The slope. Retaining walls, terraces, drainage and damp in lower rooms cut into the slope.
  • The urbanización. Whether there is a comunidad (owners' community) or an entidad urbanística (a body that maintains the estate), which fees are paid and what they cover: roads, lighting, security, green areas. How such fees and voting work is covered in the article on gated urbanizaciones.
  • A forest nearby. If the urbanización is in a forest or within the 500 m belt around it, obligations under the Catalan forest fire prevention law apply. What exactly it requires is described in detail in the example of Alella and Teià.
  • The structures. The pool, extensions and enclosed terraces are checked against licences and against the description in the land registry.

What a house in Tiana costs

There is no open series of valuations for Tiana: Tinsa, for example, has no page of its own for the village, unlike Mataró or Sabadell. Houses with views of the sea and Barcelona on urbanizaciones sell as a separate segment, where the buyer pays for the view, privacy and quiet.

Whether that premium is justified can only be checked against closed transactions on similar houses in Tiana and in neighbouring hillside villages, adjusted for plot, terrain and condition. How the coast looks from an investor's position is covered in the overview Maresme and Garraf.

Who Tiana does not suit

The village does not suit a family without a car or one that makes daily train trips to central Barcelona: coastal towns with their own station are more convenient. Nor does it suit someone looking for a second home by the beach: to get to the sea from here you normally drive, not walk.

A buyer counting on a quick resale should be more careful: the market for houses in a small village is narrow, and each house differs by plot and view. DNPI checks the price of a specific house against transactions as part of a property valuation.

Questions and answers

Is there a railway station in Tiana?

No, the R1 line runs along the coast and Tiana stands higher up in the valley. The nearest stations are in the coastal neighbouring towns, and you normally drive to them.

How does Tiana differ from Montgat?

According to Idescat, in Tiana the share of dwellings over 120 m² is more than three times higher and the share of renting is lower, while Montgat is by the sea on the R1 line. It is a choice between space and transport.

Is Tiana suitable for living in all year round?

Yes, if the family accepts the car. Almost all housing in the village is main residences, second homes are few, and life here goes on all year.

How much does a house in Tiana cost?

There are no open indices for the village. The price is checked against closed transactions on similar houses, taking the view, plot and terrain into account.

What should I check in a hillside house in Tiana?

Retaining walls and drainage, the urbanización fees and what they cover, fire-safety obligations if there is a forest nearby, and whether the structures match the licences.
